Softwash process on synthetic stucco, commonly known as Dryvit or EIFS:
We had the opportunity to clean this synthetic stucco building in Tallahassee Florida.
Synthetic stucco ( also known as Dryvit, or EIFS, among other names) must be cleaned in a different manner than traditional pressure washing. In fact, Dryvit (one of the manufacturers) states that pressure in excess of 600 PSI will void the warranty! A soft wash technique works best for synthetic stucco. Our mixture is applied and removed at not more than 90 psi, which ensures that the exterior finish is not harmed in any way at all. Traditional pressure washing can cause extreme damage to this type of exterior and void the manufacturers warranty!
At the time of the photos, this building is approximately 7 years old. The original owner had never cleaned in its lifespan. He felt he had waited too long for a cleaning to be effective, and he was planning on having the building repainted due to the heavy algae infestation...Needless to say he was thrilled with the results and our gentle, but effective, cleaning
